Arrival and Departure
The apartments are available from 3:00 PM. (Earlier upon agreement) You will be welcomed with a greeting drink!!
Pick-up service: If you arrive by public transport, we offer a free pick-up and drop-off service on your arrival and departure days. South Tyrol has an excellent public transportation system
The apartments should be vacated by 10:00 AM. . If you need to leave earlier than booked, we will charge 100% of the daily rate for the remaining days. The minimum stay is 4 nights.
Apartments:
Doors should always be kept closed. You can leave your key at the main entrance with us to prevent it from getting lost. Please ensure not to accidentally take the key with you on your journey home, especially on the departure day. If the rooms are too warm, feel free to open a window.
No Smoking:
Due to state law, smoking is prohibited inside the house, but there are enough ashtrays outside.
Daytime Toilet:
There is a daytime toilet for everyone in front of our entrance, complete with a baby changing table.
Internet:
Free Wi-Fi access is available for our guests throughout the house. In the rooms, you can use the TV with satellite at no extra cost.
Energy:
Out of environmental consideration, we produce all our energy on-site.

100% of our required energy is produced CO2 neutrally using wood and solar power.
Electric cars:
Charge your electric car's battery quickly and easily! Our farm offers a charging station for electric cars.(currently under construction)
Room Safe:
Each apartment has a room safe. Please leave it open when you depart.
Mountain Breakfast, from 7:00 AM to 9:30 AM year-round, also for hikers
Upon arrangement in our farmhouse parlor or sun terrace, with many homemade products like eggs, jams, juices, cakes, bacon, sausage, alpine cheese, alpine butter, bread, fruits and vegetables, water from our mountain spring, dandelion honey, herbal tea, rosehip tea, coffee, tea, cocoa, Nutella, muesli, yogurt. For our vacationers in the apartments, we can also prepare a breakfast basket in the morning which you can put together using a list and give us the evening before. The prices are listed next to the products.
Dinner, from 5:30 PM to 7:30 PM, also on Mondays for hikers upon request
Optionally in our farmhouse parlor or on the terrace of Patleidhof. 7 days a week, even on Mondays when our daily operations are closed, we spoil our guests with homemade, home-cooked meals from A to Z. We offer a la carte dining where everyone can eat what they feel like, including vegetarian or vegan cuisine. Please let us know whether you prefer to cook for yourself or be pampered by us! Our menu contains a variety of Tyrolean and Mediterranean dishes. If you do not wish to have dinner with us, please let us know in the morning. Thank you!!
Lounge:
We are happy to prepare coffee, tea, cake, or strudel for you. In the afternoon or early evening, it's wonderful in our mountains to enjoy smoked bacon and kaminwurzen with alpine cheese and alpine butter from our 1000-year-old farmhouse, which is called "Marende" here, accompanied by a glass of milk to really feel the mountain flair, a glass of red wine, and homemade bread to complete the experience. We serve drinks around the clock, whatever you feel like, we are available all day to make your vacation unforgettable.
Aufenthaltsraum:
Our traditional parlor in German “Stube," serves as a lounge for our guests all day with family games for ages 0 to 99, books for bookworms in German and Italian, puzzles, books on ecology and fauna, mountains, and culture, and a communal TV for football fans, building blocks for toddlers, and card games.

Garden and Herb Cultivation:
On the valley side of the farm is our garden, growing vegetables like red cabbage, white cabbage, leeks, onions, lettuce, Brussels sprouts, beetroot, zucchini, pumpkin, potatoes, radishes... and organic herbs such as chives, parsley, oregano, marjoram, arugula, rosemary, peppermint, lemon balm, dill, chervil, sage, lovage, lavender, nasturtium... The fresh vegetables and herbs are served daily with meals.
Orchard:
In the farmer's garden and on the sunbathing lawn at Patleidhof, we have the following fruit trees:
- Apples and pears
- Cherries
- Walnuts
- Plums and apricots
Near the fence at the end of the playground, we find the following bushes:
- Redcurrants
- Strawberries and raspberries
- Rowanberries
- Blackberries and elderberries
Drinking Water:
The water from the well above the vegetable garden is particularly fresh, but all the tap water on our farm is mineral-rich and pure drinking water.
Refrigerator:
In our gastro kitchen on the ground floor, there is a large refrigerator where we can store your labeled products! However, each apartment is equipped with a fridge and freezer.
Waste Separation for the Environment:
For environmental reasons, all household waste is separated (glass, paper, metal, plastic, organic waste, Tetra Paks, PET bottles, batteries). You can use the trash room daily. The room is located next to the parking garage behind a wooden door. Leftover food can also be fed to our chickens, who enjoy being fed.
Smoking Ban:
Due to state law, smoking is strictly prohibited inside the house.
First Aid:
If you need band-aids, bandages, ointment, etc., we surely have something in our first aid kit.
Laundry:
There is a washing machine in the Lodge Kornkammer. If anyone needs laundry and ironing services, we are available for an extra charge of 10.00 to 15.00 Euros. If you need new towels, just let us know, and they will be changed.
Sports Equipment:
You can borrow the following equipment from us:
- Hiking sticks and backpacks
- Badminton and tennis rackets
- Bocce balls
- Sleds
Ski and Sports Room:
To the right of our garage, you will find our storage space for bicycles and all sports equipment like skis...
We have some tips for you:
- Help us feed the animals in the barn
- Craft with hay
- Play games in the parlor
- Read books
- Paint pictures with various utensils
- Bake bread together
- Make dumplings
- Visit various museums in the valley, such as the Ötzi Museum
Barn Animals:
You are welcome to visit the animals in our barn. We ask parents to always accompany their children! Calves, goat kids, lamb, chickens, cats... Our pets are faithful animals for petting, suitable for both young and old. However, please always remember that animals can be unpredictable. The only restriction is that our pets are not allowed in the living room and the house, as there is plenty of space outside. Everyone is welcome to help with egg collection in the afternoon when the chickens are also allowed into the greenery.

At the end of your stay, you can use cash, bank transfer, and credit card for payment. Cash is preferred.
